I'm talking more about the trope itself than about this particular work. I can only remember about five works with this trope where the old man possessioned body of a young girl was played out in a really interesting way, and the characters' reactions were more or less adequate. Personally, I would be immensely happy if everything you wrote in your last paragraph was clearly reflected in this work. Really, it would be much more interesting if the author made this homeless man the main character and told the story from his point of view. But as it is, this is just another boring work in terms of plot and characters, but with high-quality art.
