It might indeed seem confusing if you haven't read the previous volume. There are actually THREE baldies in this one - the swinger protagonist from the main story (Yoshino) and two of his clubmates. One clubmate (Kato) has a crush on Takeuchi and later gets heartbroken when he sees Takeuchi go into a love hotel with Yoshino (although he doesn't realize the guy is him). The other clubmate is just into model kits and doesn't have a clue what's going on.

And the 'dream' is just him recollecting a bunch of happy memories. Everything shown happened for real. I guess you could make a case that pages 61-74 were just him fantasizing, although it's quite probable that he actually organized that foursome for real and is now just remembering it in his dream. I choose to believe the latter.

Guessing everything after p. 61 or 64 is just a dream.

Since we see the scene where the senpai waves at baldie on the second floor in both this side story and in vol. 3. And by then the original foursome had already stopped, and the college guy already dumped Chino to isolate Riho, which caused Chino and Riho to not be close friends anymore. So Chino and Riho probably wouldn't have come to the hotel together.
